Typically, hard money loans have a short-term duration intended to finance property repair and refinancing or selling. We provide purchase-only and fix-and-flip loans with a 12-month term, extendable if necessary. We also offer 36-month rental loan programs suitable for buy-and-hold investors.

While a credit score above 600 and a minimum of $20,000 in liquid assets are typical, most of the underwriting is based on the asset being purchased rather than the individual. First-time homebuyers are not eligible for our loans, and the buyer cannot reside in the homes throughout the loan’s duration. The loans are solely for real estate investors and every deal will be analyzed on a case by case basis.

Usually, it takes approximately seven business days to close the loan from the day we receive the real estate investment purchase contract and rehabilitation budget.

Capital Partners TX offers hard money loans with a minimum amount of $50,000 and a maximum of $5,000,000.

Hard money loans are typically offered by private lenders who are willing to lend money based on the value of a collateral asset, such as a property. These loans are often used for short-term financing needs, such as real estate investment or fix-and-flip projects.

Capital Partners TX currently lends in Texas. We engage a third-party appraisal to assess the property’s estimated after repair value (ARV) to ensure that it will be profitable upon sale or lease and is within our lending criteria.
